Browns Mill Village: A New Community to Call Home
Browns Mill Village is a new mixed-income community by Atlanta Habitat and Cityscape Housing that offers affordable homes amongst beautiful evergreen greens, natural landscapes, recreation areas, and more. Located on 31.4 acres just south of downtown Atlanta in Orchard Knob, Browns Mill Village reflects a growing attraction to south Atlanta and offers the connection, support and safety of a planned community. In addition to neighborhood amenities, residents enjoy a range of nearby interests such as Browns Mill Golf Course, Urban Food Forest, and the 211-acre Southside Park with nature preserve.
Quality-built craftsman style homes
This diverse community of 134 homesites will offer 75 high-quality and energy-efficient craftsman style homes through Atlanta Habitat. Single and two-story homes with three or four bedrooms (1400 – 1600 SF) are available to first-time homebuyers accepted into the Atlanta Habitat program. Cityscape Housing and Atlanta Neighborhood Development Partnership will build an additional 59 townhomes, presenting a unique mix of affordable homeownership opportunities in SouthTown at Browns Mill Village.
Convenient location
Located less than five miles from downtown Atlanta in the Orchard Knob area of southeast Atlanta (Browns Mill Road and Cleveland Ave), Browns Mill Village offers convenient access to Interstate 75 and 85 and Hartsfield-Jackson International Airport.
Desirable amenities
Browns Mill Village promotes safety, wellness and quality of life with a centrally located 1.5 acre park featuring a walking path, natural landscape, open air pavilion, and more. A soccer pitch sponsored by Local Initiatives Support Corporation (LISC) and Atlanta United offers additional activity space and serves as a water retention area, reducing risk of flood and associated repair costs.
Affordability
Atlanta Habitat offers first-time home buyers in Browns Mill Village an interest-free 30-year mortgage from $750/month. Affordable Homeowners Association dues preserve home values and reduce personal property maintenance costs (HOA covers upkeep of common areas, front lawn care, and use of amenities).
Browns Mill Village represents an exciting new development model for Atlanta Habitat. Sponsoring a home in this new development helps build community while addressing challenges with intown affordability and low housing supply. New Market Tax Credits are used in financing Browns Mill Village units, providing sponsors with a Federal tax credit for their investment.
Model home construction was completed in Fall 2021. Lead BMV partner Delta Air Lines sponsored two of the model homes. They are the first in Atlanta Habitat’s nearly 40-year history of building affordable homes. Atlanta’s interior designer Douglas Hilton of DWH Interiors decorated the homes using items from Atlanta Habitat’s ReStores.
SouthTown at Browns Mill Village:
Atlanta Habitat is proud to partner with Cityscape Housing and ANDP to present a unique mix of affordable homeownership opportunities in SouthTown at Browns Mill Village. Of the 59 units in Southtown, 47 will be townhomes or duplex-inspired units for sale at affordable-market rates. For the remaining 12 homes, ANDP will sell to families below 120% of the area median income (AMI). ANDP will offer a portion of these homes to low-income households that are below 80% of AMI. Qualified buyers of ANDP’s units will have access to down-payment assistance programs to ensure purchase sustainability.
Once complete, Browns Mill Village will have an affordable mix of 134 homes. Atlanta Habitat will build 75 units and Cityscape will build 59.
